BACKGROUND: The Friends of the Chapel Hill Senior Center have been partners with the County in funding the lease for the Senior Center space at the Galleria since the Center's inception in 1991. The County executed a Lease and Facilities Agreement with the Friends, (see attached) that leases the facility to the Friends on Sundays. This in tum allows the Friends to rent out the area and raise a substantial portion of the funds necessary to meet their rent obligations to the County. In 1998 the County and the owner agreed to renew the lease through June 30, 2006, by which time it is contemplated that the County will have completed construction of a new Southern Orange Senior Center. The lease renewal being considered is structured to coincide with the expiration of the lease for the Senior Center space at the Galleria. The lease schedule for the Friends of the Chapel Hill Senior Center through June 30, 2006 is as follows and is consistent with information presented to the Board in 1998 when the lease with the building owner was renewed. STATE OF NORTH CAROLINA COUNTY OF ORANGE LEASE AND FACILITIES USE AGREEMENT RENEWAL WHEREAS a lease agreement was made and entered into as of the 11"' day of November, 1993 by and between the County of Orange (County) and the Friends of the Chapel Hill Senior Center (Friends) for space to be used at the Chapel Hill Senior Center, Elliott Road, Chapel Hill, North Carolina; WHEREAS, the County and the Friends mutually agree to the following: 1. The lease renewal will be continued for a period commencing on July 1, 2000 through 12:00 midnight on June 30, 2006; 2. Section 4 of the Lease and Facilities Use Agreement dated November 16, 1993 shall be amended to read as follows: "Rent. During the term of this lease Friends shall pay County rent as follows: July 1, 2000 through June 30, 2001 $36,474 July 1, 2001 through June 30, 2002 $38,298 July 1, 2002 through June 30, 2003 $40,213 July 1, 2003 through June 30, 2004 $42,223 July 1, 2004 through June 30, 2005 $44,334 July 1, 2005 through June 30, 2006 $46,551 Rent shall be paid by Friends to County in monthly installments on or before the first day of each month, in advance, and without deduction or set-off whatsoever." 3.
