PURPOSE: To consider exercising an option to renew the lease for space presently used by
the Clerk of Court at the 112 N. Churton Street, Hillsborough.
BACKGROUND: Since 1995 the County has been studying and planning the long-term
growth of Court facilities. Understanding that some situations could not wait for the longer-term
solution, in April 1997 the County leased space at 112 N. Churton Street for use by the Clerk of
Court. While we believe that the space issues are closer to a more permanent solution, it will
be necessary to continue the use of the leased premises for at least the renewal period
proposed herein.
The terms of the renewal were incorporated into the original lease document, which is attached.
The terms are identical to the original lease, except for the effective date and the monthly lease
amount. The renewal will be effective on July 1, 2000. The annual lease schedule during the
renewal period reflects a 2'/z% increase as follows:
Lease year 4 (July 1, 2000 through June 30, 2001): $53,887 per annum ($4,490/month)
Lease year 5 (July 1, 2001 through June 30, 2002): $55,234 per annum ($4,603/month)
Lease year 6 (July 1, 2002 through June 30, 2003): $56,615 per annum ($4,718/month)
FINANCIAL IMPACT: Funds to support the cost of this lease are appropriated in the General
Fund.
RECOMMENDATION(S): The Manager recommends that the Board exercise its option to
renew the lease for 112 N. Churton Street commensurate with the terms and conditions
proposed; and authorize the Purchasing Director to confirm the action in writing to the Landlord;
and authorize the Manager to take any other action that may be required.
