• This house was built in 1978. There have been no upgrades on the house since then. The house
is very old and has lots of improvements needed. It needs to be painted, and the interior has no
upgrades at all. It has two bathrooms where there is much work needed. There is mold in the
house due to leaks in the roof. I don't understand how the house could increase this much in
taxes due to the condition of the house. We live in a watershed which limits what we can do to
our property as far as the acreage. This is our family property that my parents farmed on. The
taxes are too high for our community and unaffordable.

• This is a small piece of property that has very little value. I can't do anything with this property
because it is in the woods, and there is nothing that I can do with it. It is in the water shed
where we aren't allowed to do anything with it. It is only valuable to the animals. This is so
unfair to put a value on this property as such. This property has been in my family all my life
and seems like the county is trying to raise the price for reasons unknown. Please decrease the
value of the taxes since the property is unusable.

• The revaluation price of my house is dramatically above the price per square foot of the homes
most recently sold in my neighborhood: Cobble Ridge. These homes have yards twice the size
of mine. The most recent sale in Cobble Ridge was less than 4 months before the revaluation:
103 Crofton Springs Place at$254/sq. ft. and on.55 acres with a full grass yard. Please note
that it is in a cul-de-sac. In 2024, 101 Cobble Ridge Drive sold for$257/sq. ft. and is on.47
acres. It also has extensive professional landscaping and hardscaping(see photos)and
renovations.My home is on .25 acres, and the current assessment is $317.5/sq. ft. This is a
dramatically higher assessment per square foot than either home that has recently sold in
Cobble Ridge and it is 1/2 the acreage (compared to $254/sq. ft. on .55 acres and$257/sq. ft
.on.47acres) . Further,my front yard does not have an established lawn or any professional
landscaping(see pics). It is NOT in a cul-de-sac. "Similar Property Sales" on this website
include many homes from Southern Village and Kent Woodlands. Pricing is not comparable
between Cobble Ridge and either Kent Woodlands or Southern Village,both of which are
significantly more expensive neighborhoods. This is well-established,but please let me know
if support for this point is needed.

• The sale referred to by the appellant occurred after January 1,2025,outside the scope of the
revaluation period. The property was listed in March and sold May 1, 2025. Furthermore,the
house is 46 years older than the subject with upgrades only to the kitchen and bath. Other parts
of the house are very dated.

water treatment system for our well is old and needs update with newer technology. Also,the
driveway needs repair because has many potholes. We live on Social Security and cannot
afford to do all of these things mentioned.
Evidence submitted by the county representative:
• A site visit was conducted on May 20,2025. The taxpayer was present and access to the
interior of the home was allowed. See the attached photos showing the dated interior condition
of the home primarily flooring,painting, cabinetry. The exterior of the home exhibits the roof
slightly swaying with older shingles. The fireplace chimneys are covered due to water seepage.
The fireplaces are inoperable. It was observed that the 4-acre site has a steep terrain, in
particular on the western side.
• Adjustments recommended to assessed value include:
1. Effective year built from 1980 to actual year built of 1976.
2. Fireplace count from 2 to 0.
3. Land influence for topography of-10%.

• A site visit was conducted on 5/27/2025. It was observed that the home has substantial interior
damage which impacts its overall condition. Specifically,there are visible holes in the ceilings
of the living room,bathroom, and bedroom, leading to active water intrusion and contributing
to interior deterioration.
• The flooring throughout the residence has multiple soft spots. Portions of the ceiling in the

• This is the property of my great grandparents,Jessie and Odessa Council. They were farmers
of this property who made it possible for everyone in the community to eat. Even
when there were those who had nothing to eat,they would gather everyone to come to their
home so they could feed their family. Their original home burned down back in the 60's. They
built this home so our generation could continue to live on the property that they loved so
dearly. The condition of the home is not in a state that I would like. The taxes are way too high
for the value of a water shed. I am limited as to what I can do to my land because of the
watershed. I am asking that you lower the value of my property. I noticed that homes closer to
me have a lower value, and I don't understand why my value is so much higher. The cost to
remodel my home as I'd like is far above my budget. Please reconsider the value of my home
and make the taxes more affordable so I can continue to live in my home.

• The property that I have is a vacant lot. This property initially belonged to my great
grandparents. They worked extremely hard farming so that our family would be able to
have a place to reside. The taxes on our family property have gone out of the roof. The
neighbors property is much lower than our property and the homes look better. We are
dedicated to keeping our property,but the county is causing our taxes to be much higher
than they should be. If you all look back into your records, I'm sure you will see the
mistakes that are being made by the county. There is no way that my property should be
valued this high and there is not a house on it at this point.I'm asking you to review my
property and lower the value of this land so that our family will have the opportunity that
was rightfully given to us by our ancestors. Thank you very much.

• Hello,I would like to appeal this. There is no house on my property and I don't understand why
the county has the value so high. We, our family,have been living peacefully in this great
neighborhood without interruptions from anyone moving in until recently. Although we have
neighbors that may have increased the value,we know that the value of our property should not
have increased to the amount that you have stated. This property has been in our family since
the 50's and our grandparents worked hard to ensure that we had a place to raise our children.
We want to keep our family property and pass it on to our children. We know that property
within the vicinity has a lower value on their homes, and I feel that is not fair to our
community. I also noticed that our property has almost doubled. I don't understand how the
county assesses the value of these homes. I am asking that you reevaluate our property and get
a fairer value.

change for the county-wide revaluation. The lay of the land consists of a flag shaped lot with
steep low laying areas with flood plain.
