BACKGROUND: The Affordable Housing Advisory Board prioritizes affordable housing needs and assesses project proposals. The Board also publicizes the County's housing objectives, monitors the progress of local housing programs, explores new funding opportunities, and works to increase the community's awareness of, understanding of, commitment to, and involvement in producing attractive affordable housing. As a general practice, this Board has decided not to make recommendations for vacancies. The Board of County Commissioners appoints all fifteen (15) At-Large members. I have worked in California state government staffing an affordable housing program and been an advocate for non-profit affordable housing developers. Please explain your reasons for wanting to serve on this board I am looking to transfer my 10+years of experience to my local community here in Orange County. I have lived here for 2 years, returned after living here 10 years ago, and have 2 young children. I want to support local leadership in fostering more affordable housing opportunities so our community can be more equitable. The company that I work for rents accepts section 8 for some of our properties and rents a couple of houses to programs for people in addiction recovery. Through my education in political science and my experience in real estate, I have a firm understanding of government operations and our community. Please explain your reasons for wanting to serve on this board Orange county lacks affordable housing, and I think more need to be done. Rents are currently rising, and many people can t afford to buy a house. I want to see more affordable places to rent and buy in our county. I believe that everyone deserves a roof over their head in a safe community. How would your particpation on this board contribute to the diversity of viewpoints? I respect other people s perspectives and opinions. I think this is very important because I can work well with others to achieve common goals. I have a lot of ideas about bringing affordable housing to Orange county. For example, I want to see built, smaller homes and townhomes in our community, not just huge homes that are a million-plus. If this is done, we can offer homeownership to more people. I owned my own advertising and graphic design business from 1977-2006. Although it is no longer an official LLC I still do graphic design work for several builders and real estate agents. I had a real estate license from 2000- 2022, worked for Keller Williams. I have designed and built two homes in the area working with engineers and architects. I also remodeled 3 homes, and owned 3 for rental investment. Please explain your reasons for wanting to serve on this board I feel availability of affordable housing is one of the most important needs in our community and really everywhere. Builders build homes/townhomes at a marketing point where they can make the most profit. Understandable. But this leaves a great percentage of the population unable to afford their own home, no matter how small. This seems in conflict with our American dream. I would like to work with people to share ideas on how we can build homes (getting land the hard part), for the average hard-working American family. The pride of owning your own home is important for every family. It is so grounding and gives such a feeling of belonging. You can fix it the way you want it, you can feel that you have an investment in the American dream. I think it gives people a reason to want to succeed in life. How would your particpation on this board contribute to the diversity of viewpoints? Not knowing anything about the current viewpoints, that is a bit hard to answer. But I may have some thoughts on ways to help build homes that are more affordable without sacrificing too much quality. I have a good sense of design, reading and fiddling with floor plans is one of my favorite hobbies. I think I can look at a design and make it efficient and accomplish practical 11 Page 2 of 3 Jeanette Benjey design even in a smaller space. I am also familiar with interior finishes, durable can still be attractive and affordable. The importance of placement of windows is also a big concern of mine. Good use (location) of storage is important and design that gives some privacy to family members. Discussion of one or two-story designs, duplex, triplex???Anything but big apartment buildings. Recreation areas and ways to make sure owners maintain their property without high or overly strict HOAs. Unfortunately because of COVID I have not been able to meet as many people or be active in different groups. I like living here, but I see a lot of small and maybe larger improvements that would make this town more attractive and vibrant. I know a lot of people here go to other surrounding cities for a lot of reasons, would be nice if there was more stores here. Also I found there is a real lack in welcoming new residents and even harder to find out about local businesses. It got the feeling that if you aren t from these parts you don t need to know. How would your particpation on this board contribute to the diversity of viewpoints? I don't know what viewpoints exist, so hard to say. But I am a very visual person and feel I could bring a new perspective to the overall ambiance of the town. It is easy to get used to living somewhere and take everything for granted, sometimes a new eye can be helpful. Not that so much needs changing, maybe just tweaking here and there! I also have a startup under my belt which I successfully exited in 2014 (Stroome, the web's first collaborative video editing site). Since returning to my native North Carolina five years ago, I have been working in the residential real estate space, both in Chapel Hill as well as the broader Triangle area. During that time, I have heard dozens of variance cases regarding the Chapel Hill Land Use Management Ordinance. As a member of that quasi-judicial body I've not only gained significant subject matter knowledge on land use management, I've developed quite an interest in the interpretation and development of policy around the town's land development programs and strategies. My primary interest in joining the Orange County Planning Board is to obtain a broader perspective beyond the "stone walls"of Chapel Hill. I am not an expert on transportation by professional background, but rather I have the experience of a county resident who uses our roads day to day. I have also lived and worked in other cities around the country and bring my experiences with both road systems and public transportation from those areas. Affordable Housing Advisory Board Please explain how your background, education and experience is relevant to this board 18 Page 2 of 2 Todd Orr My primary experience for this board is working in the area of providing affordable housing - primarily through working for many years as a volunteer with Habitat for Humanity. My work with both the prospective homeowners and the Habitat organization make me deeply aware of the problems associated with the lack of affordable housing. Please explain your reasons for wanting to serve on this board I am recently retired and I want to use the increased time I now have to serve my community and Orange County. As noted above, I have volunteered in multiple capacities with Habitat for Humanity and I hope I can help address, in a small way, the affordable housing situation in Orange County by serving on this advisory board. There are a diverse set of needs around affordable housing -from the needs of unhoused to support for low income populations, etc. I have not worked in all of these areas, but I hope I can bring the experience and viewpoint as someone who has a heart for improving the affordability of housing in Orange County. Please explain your reasons for wanting to serve on this board Affordable housing is simply priority and particularly to communities with accelerated growth where property values are rising at such rapid rates as to make housing unaffordable for those who wish to work and serve in the community. This also applies to the elderly, many of whom are being pushed out of their homes and can t afford to downsize or have the ability to live independently. The logic of this is inescapable. However, the execution may be more complex. I see our lovely community failing to take lessons from others who have made similar mistakes in not demanding a more holistic approach in addressing the challenge. There is paltry correlation between the needs and wants for service and the willingness to care for those who provide or who have given to this community. We need to do more.
