BACKGROUND: The Affordable Housing Advisory Board prioritizes affordable housing needs and assesses project proposals. The Board also publicizes the County's housing objectives, monitors the progress of local housing programs, explores new funding opportunities, and works to increase the community's awareness of, understanding of, commitment to, and involvement in producing attractive affordable housing. As a general practice, this board has decided not to make recommendations for vacancies going forward. The Board of County Commissioners appoints all fifteen (15) At-Large members. I remain continually aware of the economic challenges faced by each Family, and how it impacts their Children. Reasons for wanting to serve on this board: The current housing crisis is causing so much stress in our community and beyond. Through social media, I can see the economic impact reaching far and wide, as people struggle with employment, which then rolls into their housing issues. Currently, I am enrolled in a Masters degree program (Advocacy and Leadership in Early Childhood through UNC-W), which had heightened my awareness and increased my interest in the area of social advocacy. Contribution to the diversity of viewpoints on this board: I believe my viewpoint as an Educator of young Children, and as a long time member of the Hillsborough community would be beneficial to the Affordable Housing Advisory Board. Throughout my career, I have built strong communication skills by collaborating with Administration, Families, and Co-Teachers. Reasons for wanting to serve on this board: General desire to put my experience to work where I live. Contribution to the diversity of viewpoints on this board: My principal interest is to assist the AHAB in the area of alternative affordable home ownership models that, in general, are not well developed in North Carolina or here in metropolitan Orange County. These alternative approaches include, but are not limited to, housing cooperatives and community land trusts. Conflict of Interest: It could be perceived that my interest is partly self-serving and meant to ease the pathway to establishing a limited-equity housing cooperative for our forming intentional community. But that is not my purpose, as we are well along the path to success in this regard already. Reasons for wanting to serve on this board: Orange county lacks affordable housing, and I think more need to be done. Rents are currently rising, and many people can t afford to buy a house. I want to see more affordable places to rent and buy in our county. I believe that everyone deserves a roof over their head in a safe community. I think this is very important because I can work well with others to achieve common goals. I have a lot of ideas about bringing affordable housing to Orange county. For example, I want to see built, smaller homes and townhomes in our community, not just huge homes that are a million-plus. If this is done, we can offer homeownership to more people. Also, we need to build affordable rentals, so people don t have to choose between paying rent or putting food on the tables for themselves or their families. I was quickly drawn to the communities of Hillsborough, Chapel Hill and Carrboro and I moved to Carrboro in 2006. Since then, I've remained in Orange County. In 2012, while working as the Program Director and Finance Manager of Communities in Schools of Orange County, I wrote and received a 1.3 million dollar Federal grant to fund drop-out prevention programs at 7 Orange County middle schools, 2 elementary schools, and 1 high school. Additionally, since 2009, 1 have been involved in property management, development, and investment. I also have a strong knowledge of local real estate markets, market trends, property valuations, the County's GIS site, the LIDO, and other resources, based on my experience buying, selling, and developing property. Lastly, I have served on the Board of Equalization and Review for three years, hearing all tax appeals in Orange County. Please explain your reasons for wanting to serve on this board Like many members of our community, I've witnessed the damaging effects of the rapid increase and acceleration in housing costs. Friends and family have been displaced from their communities. Housing continues to be treated as an investment, a store of value, and a marketable asset rather than a place where people live, commute to work, raise their family, and participate in their community. Additionally, rising property taxes have contributed to the displacement of many members of our community, which is one of the reasons I joined the Board of Equalization and Review three years ago. I believe that there are strategies that can address many types of displacement, as well as ones that disincentivize predatory investors by 11 Page 2 of 3 Hunter Beattie strengthening community relationships. I also believe that the community must work together and pressure local government to invest in affordable housing. How would your particpation on this board contribute to the diversity of viewpoints? While I have been involved in real estate investment, my endeavors have not been predatory like many of the transactions I see in the market. I have purchased homes for fair market value, restored them to a habitable condition, added them to the local rental stock, and then sold them, typically to first time home-buyers a few years later. However, I have seen the many ways that other investors, both local and institutional, profit from people who cannot afford to realize the value in their own home. I believe that my knowledge of the UDO and my experience investing in local real estate, help me consider the viewpoints of members of the community who benefit from a rise in housing costs, and who also wield disproportionate political influence. And, I believe that my personal political orientation informs my desire to create affordable housing solutions in our community. I am not seeking local funding to develop affordable housing in this area; nor have I encountered any other conflicts of interest in my position on the Board of Equalization and Review. I also remodeled 3 homes, and owned 3 for rental investment. Please explain your reasons for wanting to serve on this board I feel availability of affordable housing is one of the most important needs in our community and really everywhere. Builders build homes/townhomes at a marketing point where they can make the most profit. Understandable. But this leaves a great percentage of the population unable to afford their own home, no matter how small. This seems in conflict with our American dream. I would like to work with people to share ideas on how we can build homes (getting land the hard part), for the average hard-working American family. The pride of owning your own home is important for every family. It is so grounding and gives such a feeling of belonging. You can fix it the way you want it, you can feel that you have an investment in the American dream. I think it gives people a reason to want to succeed in life. How would your particpation on this board contribute to the diversity of viewpoints? Not knowing anything about the current viewpoints, that is a bit hard to answer. But I may have some thoughts on ways to help build homes that are more affordable without sacrificing too much quality. I have a good sense of design, reading and fiddling with floor plans is one of my favorite hobbies. I am also familiar with interior finishes, durable can still be attractive and affordable. The importance of placement of windows is also a big concern of mine. Good use (location) of storage is important and design that gives some privacy to family members. Discussion of one or two-story designs, duplex, triplex???Anything but big apartment buildings. Recreation areas and ways to make sure owners maintain their property without high or overly strict HOAs. Unfortunately because of COVID I have not been able to meet as many people or be active in different groups. I like living here, but I see a lot of small and maybe larger improvements that would make this town more attractive and vibrant. I know a lot of people here go to other surrounding cities for a lot of reasons, would be nice if there was more stores here. Also I found there is a real lack in welcoming new residents and even harder to find out about local businesses. It got the feeling that if you aren t from these parts you don t need to know. How would your particpation on this board contribute to the diversity of viewpoints? I don't know what viewpoints exist, so hard to say. But I am a very visual person and feel I could bring a new perspective to the overall ambiance of the town. It is easy to get used to living somewhere and take everything for granted, sometimes a new eye can be helpful. Not that so much needs changing, maybe just tweaking here and there! My wife and I originally lived in RTP but were priced out, and were lucky to find a nice home for us here in Orange. Since moving here I have served as a teacher at Orange High and have seen first hand the impact improper housing has had on my students, and would like to get involved. Please explain your reasons for wanting to serve on this board I believe housing is one of those most important issues facing society as a whole today. Not having affordable housing impacts many facets of life from; occupation availability, health, savings, etc. Additionally as someone who has had trouble finding affordable housing I know the importance of this board, and its job. By serving on this board I wish to have an impact on one of the pressing issues for the community. How would your particpation on this board contribute to the diversity of viewpoints? As a newcomer to the area as last year I can bring a fresh perspective that can differ from those who have are born and raised in Orange. Additionally as someone who has struggled with finding housing and as someone who directly works with people impacted by housing, I believe I bring a important perspective. For college I went to school to study Biology at NC State. At NC State, I worked on aquaponics projects, and on conservation projects. Please explain your reasons for wanting to serve on this board My interest on serving on the board is twofold. First I believe the nature present in Orange is one of the things that makes life here so amazing. Protecting it should be our goal just not for our physical health but are mental health as well. Additionally serving on the commission will allow me to talk to my students about ongoing concerns in their area and to educate them on how local government impacts them. For college I went to school to study Biology at NC State. At NC State, I worked on aquaponics projects. With the aquaponics project we developed from scratch and maintained this public display. Currently I serve as a teacher and Orange High where I teach the next generation Earth & Environmental Science. Please explain your reasons for wanting to serve on this board As my wife and I try having kids I would like to have a place for my children and other children to experience the outdoors. Maintaining &developing these areas are key to the well-being of the residents. Additionally creating more public spaces in in the Bingham township would be beneficial for our community out here, and I would like to voice the concern.
