These services may be integrated with the services of others whom the Owner may engage. The Architect is: Josh Gurlitz Architecture, referred to as JGA below. The Client is: Orange County, referred to as OCNC The Occupant is: The Chapel Hill Orange County Visitors Bureau, referred to as CHOCVB The project contemplated under this proposal is the interior design and fit-up of the building located at 308 West Franklin Street, Chapel Hill, NC 27516 for the purposes of the Chapel Hill Orange County Visitors Bureau. I DOCUMENTATION PHASE - COMPLETED A) During the Documentation Phase JGA will provide the following services: 1) Review existing documentation of the existing building including architectural plans, elevations and other documents that may be supplied by the owner and or the client. 2) Develop additional documentation as required for the design of interior spaces for use by the client and occupant. 3) Note that site plans, civil engineering, electrical engineering, plumbing engineering, mechanical engineering and sprinkler plans are not included in this service proposal unless specifically requested by the client. 4) JGA will provide floor plans, a schematic site plan (based on Orange County GIS information) and building elevations. Selected interior elevations will also be provided. The plans will be provided as .pdf documents. II PROGRAM PHASE.-COMPLETED A) During the Program phase JGA will provide the following services: 1) Review of existing conditions. 2) Development of conceptual recommendations to the CHOCVB. 3) Participate in design review by OCNC and CHOCVB. 4) Agree on a final design solution with OCNC and CHOCVB. DocuSign Envelope ID: 4678102C-951F-4651-87C1-F4A98A063D82 III CONSTRUCTION DOCUMENT PHASE A) During the Construction Document Phase JGA will provide the following services: 1) Prepare Construction Documents to include detailing as required. Construction documentation will be developed with the intention of bidding this project as an interior project under the North Carolina “Existing Building” for a type 2 alteration. In the event structural, or civil engineering (detailed site plans) drawings are required by the scope of the project or by regulatory agencies JGA will solicit engineering proposals based on the scope of work. This engineering work will be considered an additional service under the contract. 2) Plumbing, Electrical and Mechanical engineering is included with this proposal. IV BID PHASE - A) During the bid phase JGA will provide the following services 1) Coordinate with the Owner to solicit bids for this project’ 2) Assist the Owner in the administration of the bid phase including: a. Compiling and responding to bidders requests for information having to do with the Construction Documents prepared by JGA. b. Attending a mandatory pre-bid conference. c. Evaluating bids and assisting the Owner in choosing a successful bidder. V ADMINISTRATION OF THE CONSTRUCTION CONTRACT – A) During the Construction Administration phase JGA will provide the following services: 1) Site inspections and attendance at regular construction Owner/Architect/Contractor meetings. 2) Review of contractor payment requests and certification of such requests. 3) Comments on RFI’s, PCO’s and other requests from the contractor(s), 4) Advice and recommendations regarding construction issues to the Owner. - COMPLETED COMPLETED PARTIALLY COMPLETED DocuSign Envelope ID: 4678102C-951F-4651-87C1-F4A98A063D82 FEE PROPOSAL PHASE V: Phase V; This phase will be invoiced hourly as per the rate schedule attached.
