PURPOSE: To consider approving a lease renewal with Terradotta.com, a software consulting
firm, for space at 501 W. Franklin Street commencing on December 3, 2003 through December
2, 2004.
BACKGROUND: A software consulting firm, Terradotta.Com, Inc., has leased suite 105 at 501
W. Franklin Street since December 2, 2002. The tenant wishes to renew the lease for one
additional year. The current lease oaf $650 per month is recommended to increase to $675 per
month, a 3.8% increase. The ten~~nt would continue to pay for all utilities, cleaning and interior
maintenance of the space.
No further modifications to the original lease are suggested.
FINANCIAL IMPACT: The County would receive $8,100 in rent as a result of this action.
RECOMMENDATION(S): The Manager recommends that the Board:
Approve the lease renewal as presented for Terradotta.com for the term December 3, 2003
through December 2, 2004 for a monthly rental fee of $675; and authorize the Chair to sign
on behalf of the Board.

LEASE AGREEMENT RENEWAL
THIS LEASE AGREEMENT RENEWAL made on the 2nd day of December, 2002 by and between
Terradotta.com, Inc., 501 West Franklin Street, Suite 105, Chapel Hill, North Carolina, hereinafter
referred to as Tenant and Orange Coy nty, a politic subdivision of the State of North Carolina, Post
Office Box 8181, Hillsborough, North Carolina, hereinafter referred to as "County".
WITNESSETH:
WHEREAS, a lease agreement was m ode and entered into as of the 2nd day of December, 2002, a
copy of which is attached as Exhibit A, between the County and Tenant;
WHEREAS, County and Tenant desire to renew the lease agreement and amend it;
NOW THEREFORE, County and Tenannt mutually agree to the following:
1. Section 3 of Exhibit A sl•nall be modified to read:
(a) This lease renewal :hall commence on December 3, 2003 and shall continue for a
term of one year, wl-rich ends on December 2, 2004, both dates inclusive, unless
sooner terminated as herein provided.
(c) The Tenant agrees to pay the Cou qty without demand at its office, or at such other place or places
as County may from time to time desiginate in writing, the sum of $675 per month ($8,100 per annum),
2. All other terms and conditions of Exhibit A shall remain the same.
