AMENDMENT TWO TO LEASE AGREEMENT
This Amendment Two to Lease Agreement (“Amendment Two”), is entered into as of the
_1_____ day of ___June__2021, by Eno River Mill, LLC a North Carolina limited liability company
(“Landlord”), and County of Orange, a body politic and corporate of the State of North Carolina,
(“Tenant”), provides as follows:
Recitals:
A. Tenant and Landlord entered into that certain Lease dated February 7, 2020 and
Amended on August 29, 2020 (“Existing Lease) for certain premises (“Premises”)
located in Suite 27 and Suite 29 at the building known as the Spinning Room and
Card Room of the Eno River Mill, 437 Dimmocks Mill Road, Hillsborough, NC
(the "Property"); the Premises and the Property being more particularly described
in the Existing Lease.
B. Landlord and Tenant have agreed to Amend the Lease as of May 31,2021 pursuant to
the terms and conditions set forth below.
Agreement:
NOW THEREFORE, in consideration of these mutual and reciprocal promises, and for other
good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged,
Landlord and Tenant agree to Amend the lease on the following terms and conditions:
1. Demised Premises. Section 1(c) is Amended to exclude Suite 29 from the Demised
Premises. Tenant shall relinquish possession of Suite 29 to Landlord on May 31the
effective date. and thereafter Tenant shall have no further rights with respect to the Suite
29, including without limitation any right of possession.
2. Rent: As of the effective date Tenant’s Rent for the Demised Premises will be based on
2,970 rentable square feet as shown on the schedule below:

3. Miscellaneous. Landlord and Tenant will cooperate with one another and Landlord will
assist Tenant in removing from the Premises on or prior to May 31, 2021 all of the trade
fixtures, equipment and personal property of Tenant and its occupants located at the
Premises.
Except as Amended and Modified herein, all other terms and conditions of the Lease shall remain in
full force and effect.
