PURPOSE: To consider renewing a lease through June 30, 2002 for Suite 105 at 501
West Franklin Street, Chapel Hill, NC to Brokerage Resources, Inc.
BACKGROUND: The County has leased Suite 105 at 501 W. Franklin Street to
Brokerage Resources, Inc. since July 1, 2000. Brokerage Resources desires to renew
the lease for an additional year, through June 30, 2002. As the Board has previously
suggested, County staff routinely checks any requests for space submitted by non-
profit agencies prior to renewing or executing new leases for property at this location.
There is na such request pending at this time. The terms of the lease renewal as
follows:
• Lease term to commence July 1, 2001 through 12:00 midnight June 30, 2002;
• Lease amount : $1,140.00 per month
• Taxes-in-lieu of $100 per month.
• Tenant is allowed to park on site as part of lease. Parking to be in common
with other tenants; no dedicated spaces.
• Tenant to pay all utilities;
• Tenant to maintain building interior, including cleaning;
• County will provide maintenance to the exterior of the building, parking lot, etc.
FINANCIAL IMPACT: County shall receive $13,680 per year for the leased space,
plus taxes-in-lieu of $1,200 per year.
RECOMMENDATION(S): The Manager recommends that the Board approve aone-
yearlease for Suite 105 at 501 W. Franklin Street, commencing July 1, 2001 through
June 30, 2002 with Brokerage Resources, Inc., for a rental amount of $13,680 per
year, plus taxes-in-lieu of $1,200 per year; and authorize the Chair to sign on behalf of
the Board.

COUNTY OF ORANGE LEASE RENEWAL AGREEMENT
THIS LEASE AGREEMENT RENEWAL made an the 5"' day of June, 2001 by and
between Brokerage Resources, Inc. 501 West Franklin Street, Suite 1,05, Chapel
Hill, North Carolina, hereinafter referred to as Tenant and County of Orange, a
political subdivision of the State of North Carolina, Post Office Box 8181,
Hillsborough, North Carolina, hereinafter referred to as "County".
WITNESSETH:
WHEREAS, a lease agreement was made and entered into as of the 15t day of
July, 2000, a copy of which is attached as Exhibit A, between the County and
Tenant;
WHEREAS, County and Tenant desire to renew the lease agreement and amend
it;
NOW THEREFORE, County and Tenant mutually agree to the following:
1. Section 3 of Exhibit A shall be modified to read:
(a) This lease shall commence on July 1, 2001 and shall continue for a
term of one year, which ends on June 30, 2002, both dates
inclusive, unless sooner terminated as herein provided.
2. Section 2(b) shall be modified to read:
(b) The Tenant agrees to pay the County without demand at its
ofFce, or at such other place or places as County may from time to
time designate in writing, the following rents and taxes for the
aforementioned Premises for the term of this lease:
July 1, 2001 through June 30, 2002:
Base rent: $1,140'per month; $13,680 per year
Taxes in lieu:$100 per month; $1,200 per year
3. All other terms and conditions of Exhibit A shaW remain the same.
