PURPOSE: To consider renewing a lease with Jim Lilley Properties for space at 501 West
Franklin Street, Chapel Hill.
BACKGROUND: The County has leased a small suite of offices to Jim Lilley Properties at 501
West Franklin Street since the County purchased the building in 1996. The tenant has
requested that the lease be renewed for an additional year. It is understood that the County's
long-term plans for the facility may involve renting to non-profit organizations whose function
may complement the mission of the Skills Development Center. However, no request is
pending that would match the space offered in Suite 106. For that reason, we are
recommending that the lease with Lilley properties be renewed for the additional year.
The rent is being increased by 4% to $796 per month ($9,552 per year). Additionally, this
tenant pays taxes-in-lieu in an amount of $67 per month.
All other terms of the lease will remain the same.
FINANCIAL IMPACT: The County will receive $9,552, which includes parking, common area
maintenance and base rent for approximately 552 square feet.
RECOMMENDATION: The Manager recommends that the lease with Jim Lilley Properties at
501 West Franklin Street, Suite 106 be renewed for a period of one year at the rate specified
above; and authorize the Chair to sign on behalf of the Board.

LEASE AGREEMENT RENEWAL
THIS LEASE AGREEMENT RENEWAL made on the fit" day of June, 2000 by and between
James P. Lilley d/b/a Jim Lilley Properties, 501 West Franklin Street, Suite 106, Chapel Hill,
North Carolina, hereinafter referred to as Tenant and Caunty of Orange, a politic subdivision of
the State of North Carolina, Post Office Box 8181, Hillsborough, North Carolina, hereinafter
referred to as "County".
WITNESSETH:
WHEREAS, a lease agreement was made and entered into as of the 1~` day of June, 1997, a
copy of which is attached as Exhibit A, between the County and Tenant;
WHEREAS, County and Tenant desire to renew the lease agreement and amend it;
NOW THEREFORE, County and Tenant mutually agree to the following:
1. Section 3 of Exhibit A shall be modified to read:
(a) This lease shall commence on June 1, 2001 and shall continue for a term of one
year, which ends on May 31, 2002, both dates inclusive, unless sooner terminated
as herein provided.
2. Section 2(b) shall be modified to read:
(b) The Tenant agrees, to pay the County without demand at its office, or at such
other place or places as County may from time to time designate in writing, the
following rents and taxes for the aforementioned Premises for the term of this
Tease:
June 1, 2001 through May 31; 2002:
Base rent: $79fi per month; $9,552 per year
Taxes in lieu: $fi7 per month; $804 per year
3. All other terms and conditions of Exhibit A shall remain the same.
