Location Map INFORMATION CONTACT: Craig Benedict, Planning Director, 245- 2592 Gene Bell, Planning Systems Coordinator, 245-2589 PURPOSE: To consider the legal advertisement for items to be presented at the Joint Planning Area Public Hearing scheduled for May 11, 2006, BACKGROUND: The Board of County Commissioners reviews proposals to be considered at public hearing for consistency with general County policy and presentation format, The following item is proposed for consideration at the May 11, 2006 Joint Planning Area Public Hearing. 1. Chapel Hill Joint Planning Area Transition Area Zoning Atlas Amendment Purpose: To hear public comment on a proposed rezoning of 10,431 square feet pf property on the east of Rogers Road and south of Zieger Lane within the Chapel Hill portion of the Joint Planning Transition Area, The rezoning proposal, requested by Habitat for Humanity of Orange County, is to increase the land area of Lot 3 Rusch Hollow from 5,045 square feet to 15,477 square feet by adding adjacent lands, Other lands have previously been rezoned to accommodate a Habitat for Humanity project of over 12 lots and this rezoning is intended to add enough land to accommodate a planned triplex. Action: Zoning Atlas Amendment From: Residential-1 To: Residential-Special Standards-Conditional (R-SS-C) Size: 10,431 square feet Location: Between Zieger Lane and Rusch Road Identification: Chapel Hill Township, Tax Map 23, Black D, Lot 17 FINANCIAL IMPACT: Other than advertising casts, there are no direct financial impacts associated with the approval of this item. NOTICE OF JOINT PLANNING PUBLIC HEARING Orange County Board of Commissioners Chapel Hill Town Council A public hearing will be held in the Southern Human Services Center, 2501 Homestead Road, Chapel Hill, North Carolina on Thursday, May 11, 2006 at 7:30 P.M. for the purpose of giving all interested citizens an opportunity to speak for or against the following item: 1. Box 8181 Hillsborough, North Carolina 27278 Dear Mr. Bell, This letter is submitted as a request from Habitat for Humanity of Orange County to be placed on the May 11 `h agenda for the .Joint Public Heazing for approval of a revision to our original rezoning and Special Use Permit for the Rusch Hollow subdivision, As you are aware, the County and Town previously approved a rezoning to the R-SS-C zoning district for Rusch Hollow, our development of affordable homes in the Rogers Road community.. We are nearing completion of the twelve single- family homes. In addition to the twelve single-family lots, Rusch Hollow also includes one lot designated for a duplex, and one designated for a triplex. Both the duplex and triplex will be rentals for households with special needs. The lot we have designated for construction of the triplex, lot 3, has proved to be too small to accommodate even the modest single-family homes that Habitat typically builds. We have subsequently acquired the lot behind Lot #3 and are proceeding with a "Recombination Plat", attached, which will allow us to build on lot 3 and to the meet the original objectives as approved in the SUP. We will be submitting a revised SUP to the Town of Chapel Hill, plus a revised development application with no major changes in the development size or scope, other than we will increase the size of lot #3 by approximately 10,000 sq.ft. for a new total of approximately 15,400 sq ft. Please send me confirmation that you have received this request and that we are'oeing placed on the agenda for the .Joint Public Hearing on May 11 `h of 2006.
