PROPOSED AMENDMENTS TO ORANGE COUNTY SUBDIVISION
REGULATIONS
SECTION IV REQUIRED MINIMUM DESIGN STANDARDS
IV-B-I MINIMUM LOT SIZE
(1) Lots served by individual sewage disposal syst

(2) Lots served by public water and public shall contain at least 15,000 square
feet.

fl.) All lots shall contain the minimum lot area required by the Orange County
Zoning Ordinance.
(42) Any lot which provides an easement for individual septic disposal for use
by a different lot shall contain the minimum area required for that lot plus
an additional 20,000 square feet to accommodate the septic easement.

IV-B-5-b .... Upon recommendation of the Planning Board and approval of the County
Commissioners, the construction of the access road may be postponed until
building or market development is undertaken.
In this case the lots shall be designated on the plat: "This lot may not be sold,

nor a building permit issued, until the access road has been built as specified for

IV-B-S-c All requirements shall conform to each and all of the requirements of the Orange
County Zoning Ordinance for the zoning district and any overlay district in which
they are located.
IV-B-8 LANDSCAPE AND BUFFER REQUIREMENTS
IV-B-8-c-1 Designation of Tree Protection Areas
Existing trees, regardless of size, shall not be cut or otherwise damaged or
destroyed within a primary tree protection area, and existing trees having a a
diameter of one (1) foot or greater, as measured four and one-half (4.5) feet
above the ground level, shall not be cut, damaged or destroyed within a
secondary tree protection area defined as follows:
(a) Primary Tree Protection Area. That portion of a lot which is to be used
for required recreation/open space area; front, side and rear yard setbacks
areas; and Land Use Buffers as required by this Ordinance and the Orange
County Zoning Ordinance. - . _. .-•: . e
(b) Secondary Tree Protection Area. Any portion of a lot not included within
the Primary Tree Protection Area.
IV-B-8-d-1 Required Landacaping

IV-B-10 CLUSTER DEVELOPMENTS
IV-B-10-b Application Criteria
c) The total number of lots proposed for the tract, excluding parcels of
reserved recreation/open space is not greater than the number determined
by dividing the gross land area, excluding public and private road rights-
of-way, by the minimum lot size requirements for the zoning district
established in the Orange County Zoning Ordinance. In the arras of

with the development standards as set forth in Article 6.23.12 of the

IV-B-10-c Reductions in Lot Size and Setback Requirements
For lots created as part of a cluster development in the University Lake
UNIV-PW and UNIV-CA Watershed Protection Overlay
Districts, the minimum lot size may be reduced as specified in Article 6.25
6.23.12 of the Zoning Ordinance. ....

V-C-6 Preliminary Plat - Floodway and Watershed Standards
For subdivisions located within a . - . .. . - -

County Zoning Atlas, the following information shall be designated and labeled
on the plat:

(a) Impervious surface data as required by Articles 6.23, 6.24, and/or 6.25
6.23.6 of the Orange County Zoning Ordinance;
(b) Stream buffers as required by Section IV B 9 b of this Ordinance or
Articles 6.23, 6.24, and/or 6.25 6.23.10 of the Orange County Zoning
Ordinance; and
(c) Stormwater detention and/or retention sites and undisturbed areas for
infiltration purposes as required by Section IV B 9 c of this Ordinance,
the Orange County Sedimentation and Erosion Control Ordinance and
Articles 6.23, 6.24, and/or 6.25 6.23.6 and 6.23.9 of the Orange County
Zoning Ordinance.
