CHAPEL HILL TOWNSHIP 1. Designate all UNC lands (around University Lake, etc.) as PID lands. Reason: To bring Map iuto correspondence with draft policy 1.1 and policy statement (4) in the Chapel Hill Township Land Use Plan Component. 2. Indicate the proposed 1-40 interchanges located at the intersections of proposed I-40 and NC 86, New Hope Church Road, Old NC 86 and I-85. Reason: For informational purposes. 3. Extend the Twenty Year Transition area to NC 1727 at the NE corner of the transition area south of the Duke Forest tracts. Reason: To be in conformance with treatment of other Duke Forest tracts along NC 1727. BINGHAM TOWNSHIP 1. Move the BH-5 Rural Neighborhood Activity Node located at the intersection Oak Grove Church Road and Mt. Willing Road out of the proposed Cane Creek Watershed, and relocate the node at the intersection of Mebane Oaks Road (NC 1107) and Oak Grove Church 'Road (NC 1117) . Reason: TO he consistent with a policy for all other areas of Cane Creek watershed and University Lake watershed that activity nodes are inappro- priate. Memorandum Planning Board March 16, 1581 . Page 2 2, Clarify the location of the White Cross (BU-2) Reral Community Activity Node. The correct location for the node is the area centered on the old White Cross school midway between the intersections of NC 54 and White Cross -Road (1952) and VC 54 and Butter Road (1951) . Reason: To bring the map into agreement with earlier Advisory Council. an Planning Board decisions. CREE1:5 TOWNSBIP 1. Designate two EXisting Urban Activity Nodes for Mebane: Downtown and Industrial Park. Reason: To remedy the absence of designated urban nodes in Mebane. . :. 2. Redesignate four Rural, Neighborhood Aetivity Nodes: Clc.-5 at the inte) of Lebanon Churdh Road (1306) and Cedar Grove Road (1004) ; C1(7-6 at the intersection of Old 410 and Bowman Road (1142) ; CK-7 at the intersecti Bowman Road (1142) and Bea Wilson Road (1140) ; and CK-8 at the intersc of Budkhorn Road (1114) and Mt, Willing Road (1120) . Reason: To conform with the decisions of the Planning Board. 3. Redefine the extraterritorial area of Mebane. Reason: To bring the map into conformety with the Zoning Map for Mel BILLSBOROUGB TOWNSHIP 1. Include the following areas in the Ten Year Transition Areas: Cate Cornwallis %ills and Scotswood subdivisions. ROaSOn: To reflect the proposed extensions of Water and sewer serA these areas. 2. Change the desig of the wedge of land located to the west of Rural Residential to Agricultural Residential. Reason: To reflect staff concerns that the wedge designated Rura is no viable given the proximity between areas designated Ten Ye and Agricultural-Residential. 3. Designate an Existing Urban Activity Node, 'Hillsborough West, at tion of Nash Street and Dimmo&s Mill, Road. Reason: To reflect. existing land uses appropriate to an Activit 4. Change the designation-of the area in the south-east corner of watershed from Rural Residential to Agricultural-Residential. 1 Memorandum Planning Board March 16, 1931 Page 3 Reason: To minimize areas of residential development in protected waters CEDAR GROk11 TOWNSHIP/LITTLE PTV2R TOwNSHIP In addition to the above changes the staf would like to bring to your attention activity nodes in Cedar Grove and Little River Tonships which were deleted under the old Policy 5.7 in the proposed Land Use Plan, whereby propos rural nodes were deleted if there were no ex sting non-residential uses Poli 5.7 was Changed in the March 3 meeting of the Planning Board to provide for ho proposed and existing nodes. Four deleted Cheeks Township nodes were redesign in agreement with the new policy. Because there has been little input/from the Little River and Cedar Grove Township Advisory Councils regarding the designated or deleted nodes for the townships, the Planning Board may wish to consider these deleted nodes for possible redcsignation or determine that they should remain deleted. The staf recommends that CG--7 and L136 be redesignated as a Rural Industrial. Activity N and Rural, Neighborhood Activity Node respectively. CG-6 Location: NC 49 and Lynch Stone Road (1564) CG-7 Location: NC 4 and NC 36 CG--8 Location: NC 86 and Efland Cedar Grove Road (1357) LR-5 Location: NC 57 and Little River Church Road (1543) LR-6 Location: New Sharon Church Road (1538) and Guess Road (1103) All five nodes were originally designated Rural Neighborhood.
