The property west of and adjacent to said propert• asked
to be zoned is commercial i. e- rest home trailer court Real
Estate office and barber shop. Property north of said property
to be zoned is Weaver Dairy Road and part of proposed Sedgefield
Subdivision to 1-40. To -the east is Timberlvne Subdivision of
approximately 140 Lots. South is agricultural. property- The
character Of . the area has drastically c),anged in the past three
years with the following subdivision established.- North-vlood (100
to 150) , Stoneridge (200) , Sedgefield (100) , carol Woods (239) ,
Cedar Hills (90) and Countryside (50) and Timberlyne Subdivijion.
(140) . This area will eventually have a total of new homes of
approximately 740 without Carol Woods residents or apartments of
239 by the 1990 to 1981- The property asked to be zoned is cent-
rally located between all the developments mentioned and designated
by the Chapel Hill Board of Alderman as an activity center in the
Land Use or Comprehensive Plan. The owners plan to own and

for local shoppers only- in addition an office park is planned
for professional offices along with a mix of Townhouses behind the
center as a buffer to the property to the south. Tt is anticipated
that a grocery, drug store and other neighborhood related stores

operated locally. ' Water is presently available at the site and
sewer is now being installed for the Timberlyrie area of-200
acres. There in No shopping facilities north- of the town of
Chapel, Hill except for the Town and Country center which is basically
in town and some 2 miles from the subject area. The areas
designated Shopping Center office parl-, (l) Office Park (2) . Town-
houses and the 30 acre tract north of Weaver J.)airy Road designated
"Future Development" are asked to be zoned general commercial
since the owners -wish to phase the development over a 5 to 10
year period... if the zoning is changed it is beleived that the
shopping center preliminary plans, water sewer leasing and
building will take 2 to 4 years initially, therefore the owner
plans to open some facil-J ties in lt

site plan will show setbacks with much green space and it has been
strongly suggested to the architects that grading be reduced to a
minimam in the areas to (1) Prevent soil erosion, (2) leave as
many mature trees standing and (3) reduce the commercial appearance
of the property to blend in with the residential atmosphere.
