PURPOSE: To consider renewing a lease with Central Telephone Company-NC for space used as
offices for the Purchasing and Central Services Department.
BACKGROUND: Effective June 1, 1990 the County entered into a lease with Central Telephone
Company-NC for approximately 1750 square feet of space in their building at 132 East King Street for
use as offices for the Purchasing and Central Services Department. This department administers the
County's telephone system and the County's telephone switch is located in the telephone office
building as well.
The lease renewal presented herein will renew the lease through May 31,2000. The lease renewal rate
is$18,375 per year for each of the fire years in the renewal period and represents a three percent(3%)
increase over the 1990 rate. All maintenance and utilities are included in the lease rate. All other terms
and conditions of the original lease remain the same.
RECOMMENDATION: The Manager recommends that the Board approve the lease renewal with Central
Telephone Company-NC from June 1, 1995 through May 31,2000 at a lease rate of$18,375 per year;
and authorize the Chair to sign on behalf of the Board.

EXERCISE OF LEASE OPTION
Under the terms of a lease dated June 1, 1990,between Central Telephone Company-NC and the County of Orange,
pursuant to Section 3.2 of attached lease(exhibit A),the County chooses to exercise the lease option for the leased
premises located at 132 East King Street,Hillsborough,North Carolina;said option to commence on June 1, 1995 and
shall end on May 31,2000.
Section 4.1 is modified to read as follows:
Lessee shall pay to Lessor as rental for the Premises the sum of eighteen thousand three hundred seventy five dollars
(S18,375)per year,payable in equal monthly installments of one thousand five hundred thirty one dollars and twenty-
five cents($1531.25),in advance on the first day of each month of the base term and any renewals thereof.
All other terms and conditions of lease shall remain the same.
The parties hereto have executed this Lease Option as of the date and year first above written.
