EXTERIOR:
1. Remove the existing porch flooring,Install T&G,pine flooring.Paint the flooring with
two coats of porch and deck enamel.Paint to cover completely.
2. Paint the front porch ceiling with two coats of semigloss latex paint.Paint to cover
completely.
3. Install a wood core,seamless,aluminum storm door with pneumatic closurer and
vinyl sweep at the front entrance.
4.Install an custom made aluminum storm door with a pneaumatic closurer on the
rear entrance
WINDOWS:
I.Remove the existing windows on the rear,porch. Install vinyl,insulated,
replacement windowsand trim.
FRONT AND REAR BEDROOMS:
1.Frame a 4 foot by 2 foot i.s.closets. Install 114 inch paneling on the framing.
Install 1 x 12 shelving,brackets and closet rods. Install crown mold and base
board.
LAUNDRY ROOM AND BATH:
1.Remove the existing floor to the floor joists.Install 112 inch exterior grade plywood
subfloor,518 inch exterior grade plywood and 114 inch Juan plywood finish floor.
Prep the floor for vinyl.Install vinyl floor covering,baseboard,shoemold and
metal trim.Vinyl allowance to be$14/yd.
PAINT:
i.Paint the front bedroom ceiling with ceiling white latex.Cover the water stains.
Paint the bath walls,ceiling and trim with semigloss latex.
PLUMBING:
1. Install a washerless faucet and spray on the kitchen sink.

2. Install a handheld shower with two clips and a wahserless faucet on the
tub.
3. Install a transfer seat.
4. Install a handicapp commode. Make all necessary waste and supply connections
including a new cutoff.
ELECTRIC:
1.Install a new exterior fixture at the front entrance and an exterior fixture and
..switch at the rear entrance.
2. Install GFI outlets in the kitchen and bath.
MECHANICAL:
1. Install a propane,gas pack heat and air system. Install insulated duct work.
Make all necessary electric and mechanical connections.

ROOF:
ri
1.Remove the roof covering to the sheathing. Install 112"CDx plywood on the main
part of the house and front porch Install 151b. felt,aluminum drip edge,and three tab shingles. Step
flash the addition roofs. Install flashing and counter flashing on the chimney.
Install a ridge vent ventilation system. Install new plumbing boots.
2. Replace approx. loo sq. feet of sheathing.
EXTERIOR:
1. Install a crawl space access door with galvanized hinges and locking hasp.
2. Install four foundation vents.
3.Remove the aluminum siding.Install 318 inch foam insulation. Install
vinyl siding and trim. Install vinyl soffitt, install aluminum fascia and door and
window trim.
4. Install aluminum,continuous gutter and downspouts. Install splashblocks under
each downspout.
5. Repair two window sills.
INTERIOR:
WINDOWS
1. Remove the existing windows including the upstairs windows. Install vinyl replace-
ment windows and trim.
LIVING ROOM:
Remove the existing front door.Install a 6 panel metal insulated door unit.Reframe
the opening to accommodate a standard size door.Install a deadbolt and lockset to be
keyed the same. Install a peephole and door bump. Install matching trim

1. Remove the existing ceiling the and crown mold. Install 1112 inch sheetrock. Tape
and finish the ceiling smooth.
2. Install 1314 inch bed mold.
3. Install new carpet and pad. Carpet allowance to be$14/yd.
4. Paint the ceiling with ceiling white latex,the trim with semigloss latex.
Paint to cover completely.
5. Repair the doors to close properly. Install door bumps.
DEN:
1. Remove the existing ceiling tale and crown mold. Repair any damaged sheathing.
Install 112 inch sheetrock. Tape and finish the sheetrock smooth.
2. Install 1314 inch bed mold.
3. Install carpet and pad. Carpet allowance to be$14/yd. _
4. Paint the ceiling with ceiling white latex and the trim with semigloss latex.
Paint to cover completely.
5. Remove the thimble in the chimney and close the hole with masonry.
KITCHEN:
1. Remove the existing door. Install a full view,metal insulated door unit. Install a
lockset and double key deadbolt to be keyed the same. Install a peephole and door
bump. Install maching trim.
2. Install a full view,wood core,seamless aluminum storm door with pneaumatic
closurer and vinyl sweep.
3. Install 1/4 inch luan plywood. Install roll vinyl floor covering,shoemold and
metal trim. Vinyal allowance to be$14/yd.
4. Repair the textured ceiling. Remove the damaged texture,sand the edges and
spray new texture.
5. Remove the existing wallpaper.Repair the sheetrock, fill all holes,smooth out all

seams. Sand smooth and prepare the wails for paint.
6. Paint the ceiling with ceiling white latex,the walls and trim with semigloss latex
paint.
RIGHT/REAR BEDROOM:
1. Paint the ceiling with ceiling white latex and the trim with semigloss latex.
2. Install carpet and pad. Carpet allowance to be$14/yd.
3. Remove the existing bed mold. Install all new bed mold.
UPSTAIRS:
1. install an attic access.
BATH:
1. Paint the bath with semigloss latex.Paint to cover completely.
2. Install a Type-32 handrail on both the left and right sides of the commode.
ELECTRIC:
1. Install a 200 amp service,meter center,mast and weatherhead
2. Install new fixtures and switches in the front four rooms,exterior. stairwell and
upstairs rooms and install three outlets per room on the first floor.
3. Install GFI outlets in the kitchen and bath.
4. Install electric smoke detectors with flashing lights on the first floor and an electric
smoke detector with flashing lights wired to the first floor in the attic.Install strobe
lights in the kitchen and front bedroom. System to be a Gentcec 710CS with a
S 120 remote and a Audio Alram Transmitter or equivalent. Install an electric doorbell
with strobe lights in the kitchen and bedroom.
6. Install a three speed,reversible fan with a light in the kitchen.
INSULATION:
1. Install R-1 g insulation in the crawl space.
2. Install R-30 insulation in the attic.
3. Install a vapor barrier in the crawl space.

MECHANICAL:
