EXTERIOR
1. Repair the front steps. Install a pressure treated handrail with pickets on the front
steps and porch.
2. Remove the trash from the sides and rear of the house.
3. Paint the exterior trim, doors and shutters with semigloss, exterior latex paint.
Paint to cover completely.
4. Install aluminum, continuous gutter and downspouts. Install splashblocks under
each downspout.
5. Install a gravel driveway from the entrance driveway to the rear door with a
turnaround in the rear.Driveway to be eight feet wide bordered with landscape
timbers. Gravel to sit on black landscape siltation fabric.
INTERIOR:
WINDOWS:
1. Install vinyl replacement windows and trim.
PAINT:
1. Prepare all surfaces for paint.Patch all holes.Paint the walls with flat latex paint,
the ceiling with ceiling white latex paint,the trim,doors,kitchen and bath walls
with semigloss latex paint. Paint to cover completely.
FLOOR COVERINGS: ,
1. Install carpet and pad and trim. Carpet to cost not less than$14/yd.

2. Install vinyl floor covering in the bath,kitchen and laundry room.Install
shoemold and metal trim.Vinyl to cost not less than$14/yd.
LIVING ROOM:
1. Install a six panel,metal insulated door unit with lockset and deadbolt to be keyed
the same.Install a wide view peephole.
2. Install aluminum over wood core storm door with pneumatic closurer and vinyl
sweep.Door to have a self-storing glass and screen,push button lock and key and
a lifetime warranty.
3. Remove the masonry thimble on the gable wall. Install matching sheetrock. Tape
and finish the sheetrock smooth.
KITCHEN:
1. Remove the cabinets and floor covering to the joists.
2. Replace three floor joists with likesize lumber.
3. Replace approx. 1011 of sill plate.
4. Install matching plywood for finish and subfloor. Install Y4"luan plywood.
Prepare the floor for vinyl.
5. Install factory finish cabinets with wood fronts.Install a formica counter top with
a rolled backsplash.
6. Install 31/4 inch matching baseboard.

LAUNDRY ROOM:
1. Remove the floor covering to the joists
2. Replace two floor joists with likesize lumber.
3. Replace approx. eight IS of sill plate.
4. Install 3/4 inch CD plywood subfloor, 1/2inch AC plywood finish floor.
Prepare the plywood.for vinyl.
5. Install 31/4 inch matching baseboard.

1. Install a wood, door unit and privacy lockset
BATH:
1. Remove the floor covering to the floor joists,the wall covering to the studs.
Remove the closet framing.
2. Install%inch CD plywood subfloor and 1/2inch AC plywood finish floor.
Prepare the plywood for vinyl.
3. Install 31/4 inch matching baseboard.
4. Insulate the exterior wall to R-15.

5. Install MR sheetrock on the walls and 3/8 inch sheetrock on the ceiling. Tape and
finish the sheetrock smooth.
6. Install a five piece accessory kit to include two towel bars,tumble holder,paper
holder, and soap dish.
7. Install a plastic tub enclosure with corner shelves.
8. Install the existing medicine cabinet.
9. Reframe the door opening for a 3-0 unit.Install a 3-0 door flush wood door unit,
privacy lockset and doorstop.
10. Install two 36"stainless steel grab bars, one on the long wall of the tab and the
other on the left wall outside tub.
11. . Provide a transfer seat.
PLUMBING:
1. Install a 7-inch, stainless steel, double bowl sink with washerless faucets. Install
strainers,p-trap, supply lines and cutoffs.
2. Install a washerless faucet on the tub.
3. Install a 24-inch vanity,washerless faucets,p-trap, supply lines and cutoffs.
4. Install a handicap commode, supply line and cutoff.
5. Install a washing machine box in the wall of the laundry room.Make all waste
and supply connections.

ELECTRIC:
1. Install new fixtures in each room except the bath and right/rear bedroom and
center/rear bedroom. Install a 36-inch ceiling fan with a light kit in those two
MOMS.
2. Install GFI outlets in the kitchen and bath.
3. Install electric smoke detectors in the hall and bedrooms.
4. Install a 200 amp service,mast and weatherhead.
5. Install the floodlights on the front porch properly.
6. Install floodlights at the rear entrance.
INSULATION:
1. Install R-30 insulation-in the attic.
2. Install a 6 mill vapor barrier in the crawlspace.

MECHANICAL:
1. Install a gas pack heat and-air system with insulated ductwork.Make all necessary
electric and mechanical connections.
TERMITE TREATMENT:
1. Provide a termite inspection and treatment.
