EXTERIOR:
1. Remove the existing gutter and downspouts. Install aluminum continuous gutter
and downspouts. Install rigid,metal leafguards. Install plastic splashblocks under
each downspout.
2. Replace the broken glass in the living room.
3. Install one storm window.
4. Prepare the exterior wood surfaces for paint. Paint the exterior trim with at least
two coats of semigloss, exterior latex paint. Paint to cover completely.
5. Replace the missing brick on the front porch steps. Tuck-point the steps.
Roof:
1. Remove the roof to the sheathing. Install 151b. felt, aluminum drip edge and three
tab, fiberglass shingles. Install new plumbing boots.
2. Flash and counter flash the chimney.
3. Replace approx. 32 sq. ft. of sheathing.
4. Install a shingle type ridge vent ventilation system.
INTERIOR:
LIVING ROOM:
1. Remove the existing storm door and entrance door. Install a six panel, metal
insulated door unit with weather-stripping and aluminum threshold. Install a
lockset and deadbolt to be keyed the same. Install a wide-angle peephole.

2. Reinstall the storm door.
3. Paint the walls with flat latex paint, the ceiling with ceiling white latex paint and
the trim and door with semigloss latex paint.
4. Install carpet and pad. Carpet to cost not less than $14/yd.
KITCHEN:
1. Install 2 1/4-inch crown mold. Caulk all seams.
2. Remove the existing cabinets. Patch all holes in the walls and floor.
3. Install factory finish wall and base cabinets with oak fronts to match the existing
cabinet dimensions. Install a rolled back, formica cabinet top on the base cabinets.
4. Prepare all surfaces for paint. Paint the walls, doors and trim with semigloss latex
paint. Paint to cover completely.
5. Prepare the floor for vinyl. Install vinyl floor covering, shoemold and metal trim.
Vinyl to cost not less than $14/yd.
BATH:
1. Remove the existing caulk around the tub. Recaulk the tub with tub and tile caulk.
2. Prepare all surfaces for paint. Paint the walls, ceiling, trim and doors with
semigloss latex paint.

RIGHT/REAR BEDROOM:

ceiling white latex paint and the trim and doors with semigloss latex paint.
2. Clean the floor. Install three coats of latex polyurethane.
LEFT/REAR BEDROOM:

ELECTRIC:
1. Install electric smoke detectors with battery backups in each bedroom and the
hall, basement stairwell/hall and basement bedroom.
2. Install arc fault interrupters for each bedroom circuit.
3. Install GFI outlets in the kitchen and bath.
4. Install a light fixture in the attic and crawl space.
PLUMBING:
1. Install a handicap commode and cutoff valve.
2. Install a seven-inch, stainless steel, double bowl sink, new p-trap assembly,
supply lines and cutoffs, metal strainers and washerless faucet.
3. Install a washing machine box in the kitchen with cutoffs and proper drain.
4. Install a 3/a inch pipe on the pressure relief valve.
MECHANICAL:
1. Provide an inspection and service for the heat/air unit.
INSULATION:
1. Install R-30 in the attic.
2. Install R-19 under the floor.
3. Install a 6-mill vapor barrier in the crawl space.

EXTERIOR:
1. Replace approx. 701.f. of fascia.
2. Repair the soffitt and trim on the left side of the house.
3. Paint the exterior trim, railings and windows with at least two coats of semigloss,
exterior latex paint. Paint to cover completely.
4. Install aluminum continuous gutter and downspouts. Install rigid, aluminum
gutter helmets. Install a plastic splashblock under each downspout.
5. Install a crawlspace access door of 3/a inch plywood on a pressure treated frame.
Install galvanized hinges and locking hasp. Repair the bricks at the bottom of the
access door.
Roof:
1. Remove the chimney to below the roof- line. Repair the sheathing and install
matching shingles.
2. Install a shingle type ridge vent ventilation system.
3. Install collar braces on every other pair of rafters.
4. Remove the wood stove metal chimney. Repair the sheathing. Install matching
shingles.
INTERIOR:
Living Room:
1. Remove the wood stove. Repair the sheetrock at the ceiling. Tape and finish the
patch smooth.

3. Install eight l.f. of custom wall cabinets. Cabinets to have oak fronts and a factory
finish.
4. Remove the existing storm door and door. Install a six panel metal insulated door
unit and trim with aluminum threshold and weather-stripping. Install a lockset and
deadbolt to be keyed the same as the front door. Install a wide-angle peephole.
5. Install the existing storm door.
6. Paint the walls, trim and door with semigloss latex paint. Paint the ceiling with
ceiling white latex paint.
Bath:
1. Remove the wallpaper. Finish the sheetrock properly.
2 Prime the walls with a sheetrock primer. Paint the walls, ceiling, door and trim
with semigloss latex paint.
Hall:
1. Paint the walls with flat latex paint. Paint the ceiling with ceiling white latex
paint. Paint the trim and doors with semigloss latex paint.
2. Clean the floor. Install three coats of gloss polyurethane.
3. Install trim on the attic access door.

door unit with aluminum threshold and weather-stripping. Install lockset and
deadbolt to be keyed the same. Install a wide view peephole.
3. Reinstall the existing storm door.
4. Prepare all surfaces for paint. Paint the walls with flat latex paint and the ceiling
with ceiling white latex paint. Paint the door and trim with semigloss latex paint.
Paint to cover completely.
5. Clean the floor including the dining area. Install three coats of gloss latex
polyurethane.
Kitchen:
1. Prepare the floor for vinyl. Install vinyl floor covering. Vinyl to cost not less than
$14/yd. Install shoemold and metal trim.
2. Install a rolled back counter top on the sink and base cabinets. Reinstall the
double bowl sink and faucet.
3. Install the following custom-built cabinets: an oven cabinet, 24x84 and one
24"x36" drawer base cabinet, one 12"x36" wall cabinet over the refrigerator and a
24"x30" wall cabinet over the stove.
4. Paint the walls, trim and cabinets with semigloss latex paint. Paint the ceiling with
ceiling white latex paint.
Laundry Room:
1. Install 1/a lauan plywood. Prepare the floor for vinyl.
2. Install vinyl floor covering, shoemold and metal trim.

Left/Front Bedroom:
1. Paint the walls with flat latex paint. Paint the trim and doors with semigloss latex
paint. Paint the ceiling with ceiling white latex paint. Paint to cover completely.
2. Clean the floor. Install three coats of gloss, latex polyurethane.
Center/Rear Bedroom:
1. Paint the walls with flat latex paint. Paint the ceiling with ceiling white latex
paint. Paint the doors and trim with semigloss latex paint. Paint to cover
completely.
2. Clean the floor. Install three coats of latex, gloss polyurethane.
Left/Rear Bedroom:
1. Paint the walls with flat latex paint. Paint the ceiling with ceiling white latex
paint. Paint the doors and trim with semigloss latex paint. Paint to cover
completely.

Master Bath:
1. Paint the walls, ceiling, trim and door with semigloss latex paint. Paint to cover

PLUMBING:
1. Install a handicap commode in the master bath. Install new cutoff and supply line.
2. Reinstall the existing sink and faucet. Install new p-trap assembly, cutoffs and
supply lines. Install metal strainers.
3. Provide a service connection for the sewer line.
ELECTRIC:
1. Install three GFI outlets in the kitchen and one in each bath.
2. Install a vent fan in the hall bath.
3. Install an outlet for the microwave in the dining room.
4. Install electric smoke detectors in each bedroom and the hall.
5. Install an arc fault interrupter on each bedroom circuit.
6. Install a fixture and switch in the attic and the crawl space.
7. Have the kitchen light fixture checked for an electrical short.
8. Install a ductless range vent with a light over the range.
INSULATION:
1. Install R-19 in the crawl space.
2. Install R-30 in the attic.
