Use a brick saw to cut a straight line at the front left corner. The foundation shall be removed to below ground level. Add soil to level the grade at the exposed wall area. Seed & straw the exposed soil. All brick & debris shall be hauled to the landfill. 2. Install a treated crawlspace door & frame located at the front right corner. Install a pressure treated 2x6 frame & 3/4 inch pressure treated plywood. Install galvanized hinges & locking hasp. 3. Trim all brush to ground level at the front of the unit. Remove all cut brush. Hand-rake the area to loosen the soil. Seed & straw the exposed area. 4. Install a 5' x 5' front porch & steps. All wood shall be pressure treated lumber. Install the porch floor tight against the door threshold. Use 5/4 decking for the porch floor. Install a 2x10 outer band. Install a 36" railing around the porch. Install handrails on both sides of the steps. Install 2x2 pickets placed 4" apart on the guardrail & handrail. All porch work shall meet the NC Building Codes for Porches & Decks. 5. Remove ALL existing wood framing located near the back door. Install a 5' x 5' treated landing level with the door threshold. Install a 42" wide ramp leading to the driveway. The ramp slope shall be a 1/12. The porch & ramp floor surface shall be 5/4 treated decking. Install railings around the landing & ramp. All work shall meet the NC Residential Codes for Porches & Ramps. 6. Remove one truck load ofhome-owner trash & debris. Remove all appliances & debris from the yard. Secure the new cabinets to the wall studs. Install new cabinet hardware. 2. Prepare the walls and all trim for paint. Remove all dirt & grease. Remove all loose wall covering. Apply sheetrock filler to all damaged areas, holes & cracks. Sand the sheetrock filler smooth. Apply a bonding oil primer to the walls & trim. Paint the walls & Trim with semi-gloss latex paint. The paint shall cover completely. _ RIGHT/FRONT BATHROOM: Repair all damaged walls in the bath. Remove the damaged section of wall. Install new 3/8 material. Skim the joints with sheetrock filler. Install two walls clips for the hand-held shower. Install one at normal shower height. Install the 2"d clip approximately 40 inches from the bottom of the tub. 2. Remove the crown molding over the tub. Properly insta113" crown molding. 3. Install all necessary trim around the commode to cover the large openings. 4. Install all missing door casing, window casing & corner trim. The trim shall match the existing molding. 5. Install a new privacy lock on the bathroom door. 6. Prepare the walls, ceiling & trim for paint. Paint the trim, walls & ceiling with semigloss latex paint. The paint shall cover completely. 10 7. Install a shower rod & curtain. Install a stained closet door & trim. Re-work the closet shelves so the door will close properly. Install a passage lockset. Remove all standing water from the crawlspace. Remove all debris and soil from the discharge pipe that allows water from the crawlspace. 2. Install a 6-mil vapor barrier in the crawlspace. Install hard wired smoke detectors in all sleeping rooms, living room & hallway. Install a total of five (5) smoke detectors. Make all electrical connections. 7. Install arc fault interrupters circuits on all bedroom circuits. 8. Install a service light in the crawlspace. The light shall be controlled by a switch within aft of the crawlspace opening. Install new PVC drain line assembly, strainer, supply lines and cutoffs. Make all plumbing connections. 2. Re-install the wall mount sink in the bathroom. Install a new drain, supply lines and cutoffs. 3. Install a new handicap commode, supply line and cutoff. Make all plumbing connections. 4. Install a new single lever combination tub/shower valve. The faucet shall be of Delta quality orpre-approved equal. Make all plumbing connections. 5. Install ahand-held shower with two (2) clips. Install one clip at normal shower height. Install the 2"a wall clip approximately 40" from the tub bottom. 6. Install a new PVC drain line assembly & trip lever for the tub. Make all plumbing connections. ROOF 1. Install a shingle type ridge vent. Remove a three inch section from the ridge before the vent is installed. 2. Repair the damaged roof section over the kitchen sink area. Install all needed plastic for over-spray. 4. Prepare all painted trim for paint. Caulk all cracks with latex caulk. Fill all nail holes with painters putty. Paint all trim with semi-gloss latex paint. The paint shall cover completely. 5. Prepare the front door for paint. Prime as necessary. Paint the door with semi-gloss latex paint. The paint shall cover completely. 6. Install new carpet and pad. The carpet to cost not less than $ 14 sq. yd. Install metal trim at the door opening to the kitchen. The post jacks shall rest on solid masonry approved by the Orange County Inspection Department. 3. Remove the particleboard from the kitchen and dining room floor. Install matching plywood in both kitchen and dining rooms. 4. Prepare the floor for vinyl. Install'/4" lauan plywood and a new vinyl floor. The vinyl to cost not less than $ 14 sq. yd. Install all necessary metal trim in door openings. _ 5. Install new shoe molding in the kitchen, dining room and hallway. Stain the shoe molding to match the existing paneling and trim. 6. Install factory made kitchen cabinets. The new cabinets shall match the existing cabinet layout. Cabinets to have hardwood fronts and a factory finish. The cabinets shall have new hinges and hardware. Install all necessary trim to finish off the wall cabinets.. 7. Install new rolled back formica tops on all base cabinets. Install all necessary wall back-splash. All corner joints shall be tight to prevent water intrusion. 8. Install a 91ite exterior, insulated door unit in the kitchen. The unit shall have an aluminum threshold and weather-stripping. Install matching solid trim on the interior. Install an entry lockset and double cylinder deadbolt. Key both lockset and deadbolt to match the new front door unit. Stain the casing to match the existing trim. _ 18 9. Install a baseboard door bumper for the kitchen door. The paint shall cover completely. 12. Install a washable wall covering on the kitchen wall over the base cabinets. Remove the existing wall material. Install a PVC type wall covering that is water resistant. Install all necessary trim to finish off the top of the wall material. 13. Install a new disappearing in the hallway. Install new matching casing. Prime the casing and door with an oil based primer. Paint the trim and stairway door with semi-gloss latex paint. All paint shall cover completely. 14. Prepare the hall walls for paint. Repair any damaged areas with sheetrock filler. Prime the walls with an oil bonding primer. Paint the walls with flat latex paint. The paint shall cover completely. BATHROOM: Remove the commode. Remove all particle board around the commode. Install matching plywood. Prepare the floor for vinyl. Install '/a" lauan plywood and a new vinyl floor. The vinyl to cost not less than $ 14 sq yd. Install new shoe molding and metal trim at the door opening. Prime and paint the shoe molding with semi-gloss latex paint. The paint shall cover completely. 2. Prepare the sheetrock walls and ceiling for paint. Re-mud all exposed tape joints and corners. Fill all nail holes. Sand all filler smooth. Sand the filler smooth. Spray the ceiling with a textured spray. 2. Prepare all painted trim for paint. Paint the trim with semi-gloss latex paint. Caulk all seams and cracks with latex caulk. The paint shall cover completely. _ 3. Prepare the walls for paint. Fill all nail holes and damaged areas with sheetrock filler. Prime the walls with a kilt type oil primer. Paint the walls with flat latex paint. FRONT LEFT BEDROOM: 1. Repair the sagging ceiling. Install all necessary framing and sheetrock to repair the damaged ceiling. Finish the new sheetrock smooth. Prime the new filler with a sheetrock primer. Spray the ceiling with a textured spray. 2. Install a new interior flush door unit. Install a privacy lockset.
