Exterior:
1. Install aluminum, continuous gutters and downspouts. Install plastic
splash-blocks under each downspout.
2. Replace the left/front corner trim on the fascia.
3. Install scrawl-space door of 3/4 inch plywood on a pressure treated frame
with galvanized hinges and a locking hasp.
4. Pressure wash the siding on the right side of the house.
5. Install vinyl sofFitt with ventilated panels every four feet. Install aluminum
fascia, window and door trim.
6. Remove junk car.
7. Seal the gap between the concrete and the siding at the rear door with
silicone caulk.
8. Replace the exterior storeroom door with a six panel, metal insulated door
unit, with weather-stripping, aluminum threshold and lockset to be keyed

Roof:
1. Remove two courses of shingles on the left/rear gable. Install matching
shingles.
2. Install aluminum drip edge.
3. Install a shingle type ridge vent and matching shingles.
4. Cut the front/left side gable shingles.
5. Replace three plumbing boots.

6. Remove the damaged caulk on the chimney and install new caulk.

7. Seal the exposed nails on the den roof.
Interior:
Living Room:
1. Install two vinyl replacement windows and #rim and one, four foot fixed
panel, vinyl window on the front side of the house. lnstall one replacement
window on the driveway side of the house. Windows to have double
insulated glass, one openable sash, locks and screens.
2. lnstall two coats of latex polyurethane on the floor.
Entrance Foyer;
1. Install trim on the front door.
2. Install two coats of latex polyurethane on the floor.
Kitchen:
1. Install lockset and deadbolt to be keyed the same on the exterior door.
Install a wide view peephole. Fur the interior jamb to be flush with the
sheetrock. Install matching trim.
2. Install an aluminum over wood storm door. Door to have a pneumatic
closure, vinyl sweep and lifetime warranty.
3. Install wood trim where the vinyl meets the exterior threshold.
4. Install a custom made sink base with doors to match the existing cabinets.
Install a rolled back, formica counter top.
5. Install a custom made, 30x12 wall cabinet with doors to match the existing
cabinets over the range.
6. Remove the dishwasher.

7. Install three insulated, vinyl replacement windows and trim. Windows to
have one openable sash, locks and screens. Paint all new with semigloss
latex paint to match the existing paint. Paint to cover completely.
Bath:
1. Install a privacy lockset on the hall bath door.
2. Remove the fixtures. Remove the damaged flooring to the floor joists.
Install matching subfloor and finish floor.
3. Install quarter inch, lauan plywood, prepare the floor for vinyl floor
covering.
4. Install vinyl floor covering, shoe mold and metal trim.
5. Install matching baseboard. Paint the baseboard with semigloss latex
paint. Paint to cover completely.

RightlFront Bedroom:
1. Install two coats of latex, satin gloss polyurethane on the floor.
2. Install two vinyl replacement windows and trim. Windows to have insulated
glass, one openable sash, locks and screens. Paint all new trim with
semigloss latex paint to match the existing trim color. Paint to cover
completely.
Right/Rear Bedroom:
1. Install one vinyl replacement window and trim. Window to have insulated
glass, one openable sash, locks and screen. Paint the new trim with
semigloss latex paint to match the existing trim color. Paint to cover
completely.

Left/Front Bedroom:
1. Install two vinyl replacement windows and trim. Windows to have insulated
glass, one openable sash, locks and screens. Paint all new trim with
semigloss latex paint to match the existing trim color. Paint to cover
completely.
2. Install two coats of latex polyurethane on the floor.
Electric:
1. Replace the living room, front entrance, right/front bedroom and left/rear
bedroom fixtures. Install a globe on the kitchen fixture.
2. Install two, GFI outlets in the kitchen and one in the bath.
3. Install electric smoke detectors in each bedroom, the den, and hall.

5. Install a porcelain fixtures and switches in the attic and crawl space.
6. Install a ductless vent fan over the range.
Plumbing:
1. Install a main cutoff in the hot water heater closet.
2. Install a 3/4 inch on the pressure relief valve on the hot water heater.
3. Install a single lever, washer-less faucet on the kitchen sink.

4. Install a kitchen drain assembly and p-trap on the kitchen sink. Install
supply lines and cutoffs.
Mechanical:
1. Remove the existing furnace and ductwork. Install a gas pack heat and air
system with insulated ductwork. System to be 92% efficient. Make all
necessary electrical and mechanical connections.
Insulation:
1. Install R-30 insulation in the attic.
2. Install R-19 insulation in the crawlspace.
3. Install a 6-mill vapor barrier in the crawlspace.
crawlspace:
1. Remove approximately 10 feet of band and sill under the kitchen door.

Provide a termite inspection and treatment.
