BACKGROUND: The County entered into an agreement with the Efland Rescue Unit and Volunteer Fire Department in 1985 for the use of the Efland Rescue Unit Building. The building is used as a base for the County's Emergency Medical Services personnel. The County's annual obligation for this facility is summarized as follows: • Annual rent cost: $1; • Facility is included on the County's blanket property and liability insurance policy; • County is responsible for any repairs/maintenance which may be needed. Maintenance costs are estimated at less than $500 per year. • County pays utilities. • Either party may terminate this lease with 90 days notice to the other party. Both parties desire that the lease be continued for a five year period under terms and conditions as previously stated. RECOMMENDATION: The Manager recommends that the Board approve a lease renewal with the Efland Volunteer Fire Company, Inc., for use of the Rescue Unit Building, for the term of July 1, 1998 through June 30, 2003. LEASE AGREEMENT RENEWAL NORTH CAROLINA ORANGE COUNTY Whereas, a lease agreement was made and entered into as of the 5th day of July, 1985 by and between Efland Rescue Unit and Efland Volunteer Fire Company, Inc., LESSOR, Party of the First Part, and Orange Co unty, LESSEE, Party of the Second Part, for premises known as the Efland Rescue Unit Building in Efland, North Carolina. Whereas, the LESSOR and the LESSEE mutually agree to the following: 1. The lease agreement will be continued for a period of five (5) years to commence at 12:01 a.m. on July 1, 1998 and terminate at 12:00 midnight on June 30, 2003. 2. The County will continue to insure the building commensurate with policies of insurance through the County Commissioners Insurance Pool; 3. Lessor or Lessee may terminate this lease upon ninety (90) days written notice to the other. 4. All other terms and conditions shall remain the same. This agreed to the 22nd day of June, 1998.
